The lender looks at your CQC rating, occupancy levels, and the split between private-pay and local authority fees. A good rating and 85%+ occupancy with a decent private-pay mix will get you a decision quickly. A requires-improvement notice with 60% LA funding and thin margins will get you a much harder conversation, or a no.

The product suits capital items that improve the business without needing the complexity of a secured charge: a wet room conversion, nurse call system, care management software, recruitment campaign, or the works an inspection has flagged. Amounts run to £300k unsecured; above that, lenders will want security and you are into commercial mortgage territory.

The thing care home operators often miss is that a loan drawn to fund a specific CQC improvement can be presented to the lender as exactly that. "We have an inspection finding, here is the remediation plan, here is the cost" is a far stronger application than "general working capital". Lenders who know this sector respond well to specifics. If your inspection has identified specific required actions, get a contractor quote or equipment cost estimate and put that in front of the lender. A defined remediation plan with a clear cost is more fundable than a vague working capital request.

What about staffing agency costs?

A loan can cover a short-term agency bill while you recruit permanently. What it cannot fix is structural reliance on agency staff. Lenders look at your wage costs as a percentage of revenue, and if agency spend is running high on an ongoing basis they will flag that as a margin risk. Use the loan for recruitment investment, not to roll agency costs forward indefinitely.

Does the borrowing entity need to be the CQC-registered provider?

It should match the entity that operates the home and receives the fee income. If the property is held in a separate SPV and the operating company is a different entity, the lender needs to understand the group structure. Lend to the operating company against its own cash flow, not the property-holding entity.

Can I run this alongside a commercial mortgage on the property?

Yes. An unsecured working capital loan alongside a commercial mortgage is a standard structure for care home operators who have already used their property as security. The lender will assess total debt service across both facilities, so they need to see that the business generates enough surplus to cover both comfortably.
